{Postcard 13}: "Can I get a master en suite AND laundry AND closets into my master bedroom?" - Submitted by Elizabeth
Elizabeth asked if there was a way to squeeze a master bathroom and laundry room into her generous master bedroom, while also maintain decent storage for herself and her partner. The future success of the layout depends on how we easily we can route the plumbing supply and drains. Ideally we’d locate the washroom as close to existing plumbing as possible (ie other washroom on the second floor) so that we don’t have to cross over a lot of joists or create a bulkhead to get the drains to work. As well, we’ll need to vent the dryer to an outside wall somehow. Lots to consider, but there’s lots of space to work with.
Elizabeth’s design challenge includes:
Challenging plumbing connection/location
A large window that can’t be moved
Awkward entry door placement
A return air vent in middle of the floor
Two options came to mind. Both involve removing the existing closet partitions to open up the space. Option 1 features a generous 5’8”X8’ three piece washroom which could likely even have a window to the outside. The built-in closets are divided, one being in the new laundry room, and the other being in the main bedroom. Option 2 features a larger walk in closet with stacked laundry and a tighter three piece washroom. Both maintain decent space for a queen or king sized bed, and both are as efficient as they can be!
The work required for this renovation would include a detailed design showing plans and elevations, a building permit (because walls are moving and there is new plumbing), followed by some demolition, new partition walls (framing), new plumbing and electrical, drywall and painting, new interior doors, and finally new flooring and trim.
